Map

Every door you've scanned, banded by how likely it is to list.

How to work the Desk

Five steps, about ten minutes. Do them in order the first time.
1

Set up My info first

Go to My info and fill in your name, brokerage, licence number and return address. Every letter you send pulls its FROM block from here — if it's blank, your mail goes out with no return address and the recipient has no way to reach you.

It follows your account, so you only do this once even if you sign in on another computer.

2

Find doors on the Map

Open Map and either search an address or use the draw tool to trace a perimeter around a neighbourhood. Everything inside the shape comes back as a list you can work through.

Switch between Map, Streets and Satellite bottom-left. Satellite is the one to use when you want to see roof and lot condition before you spend a stamp — it draws street names over the imagery, so you can still tell which block you are looking at.

Right-click anywhere on the map to find out what is there. You get the street address, the exact coordinates, and a button through to the full dossier. Reading the address is free; opening the dossier is the part that uses one of your monthly scans.

The buttons down the right-hand side are fullscreen, show my location, fit all your doors on screen, and Street View. Scroll to zoom, drag to pan, and the arrow keys work once you have clicked the map — the same as any map you already use.

3

Read the score honestly

Each door gets a 0–10 likely to list score built from tenure, equity, condition, market context and ownership signals. 8.0+ is MAIL FIRST; 6.0–7.9 is warming.

The dossier tells you how many of the four measurable inputs it actually had. A score from one input is pulled toward the middle on purpose — thin data should look uncertain, not confident. Treat a 7.2 from four inputs very differently to a 7.2 from one.

4

Send the letter

Open a door, choose Mail, and the letter fills in from My info and the property record. Always run Pricing… first — that's a dry run: it prices the job and shows you every address before anything is posted. Nothing goes to print until you press send.

Read the addresses on the dry run. It is the last point at which a wrong address costs you nothing.

5

Work the pipeline

Move each door through its stages as you go. FOLLOW-UP DUE surfaces the ones you've touched but not closed — that filter is where most listings are actually won, because the second and third contact is what agents skip.

Bulk mail your whole farm in one job

Pick the doors, write once, and every letter is personalised from its own property record — printed, stamped and posted for you. No printer, no stamps, no trip to the post office.

How it runs today: you choose the doors and approve the copy, and Madison Row sends the job for you. Self-serve sending isn't switched on yet — mail spends real money, so it stays behind a human until the volume justifies opening it up.

  • Priced before you commit. Every job runs as a dry run first — you see the exact cost and every address before anything prints. Nothing is ever posted without a human approving that list.
  • Built for a farm, not a mail-merge. Each letter pulls that property's own details, so it reads as written for that owner.
  • Your brokerage on the envelope. Return address, licence and signature come from My info.
  • Brokerages and teams: run a whole office's farms from one Desk.

Postage is billed per job, separately from your subscription — you will never be charged for mail you did not approve.

Saved on this device. Syncing across devices arrives with the calendar_events table — until then, treat it as a scratchpad.

Writes the follow-up date on the deal itself, so it also shows on the dashboard and in Scout.

The client picks one time and it books itself. They never sign in and never see your pipeline.

Opens in Apple Calendar, Google Calendar or Outlook. Nothing is sent anywhere — the file is built in your browser.

My info

Saved once, used everywhere: every letter's return address, signature and subject fill from here so you never retype your business details.
